Opened in 2002, The Overlook Inn has been written up in Foders, Southern Living, The Atlanta Journal/Constitution, The London Times, and The Tampa Tribune as one of the area’s best romantic destinations. Located one hour north of Atlanta and one hour Southeast of Chattanooga, the Inn sits on the summit of Fort Mountain and overlooks the Blue Ridge Mountains and Chattahoochee National Forest. Once a rock museum, The Overlook Inn was renovated to take full advantage of its magnificent surroundings…it’s rustic exterior blends easily into the environment concealing elegant lodge accommodations.
The Inn’s six guest rooms offer unique amenities and decor, richly appointed queen and king size beds, and exquisite mountain views All rooms are named after the legends of nearby Fort Mountain State Park and offer a private porch, gas fireplace and/or private whirlpool tub. Interesting touches such as the wall of natural field-stone in the Fieldstone Room, the romantic fabric-draped iron canopy bed in The Grand Gahutti Suite, or the hydrotherapy tub in the Celestial Suite give guests a grand escape from the pressures of city or job and keep them coming back again and again. The Inn grounds have been lovingly nurtured each season to produce a sensational wildflower display in spring and summer and a gorgeous autumn foliage in the Fall.
Why are we selling? The Overlook Inn has been a labor of love for Liz and I over the past 11 years but we adopted a child, who has just started Kindergarten, so our passion and energy has shifted to raising our child. We know the Inn will begin missing the vital touch that only a dedicated, hands-on Innkeeper can give so we decided to put it up for sale.
The Inn has been approved, graded and septic systems installed for future cottages.
We own a Wine & Gift shop adjacent to the B&B that we will consider selling. There is a large workshop downstairs and full basement that could easily be turned into Innkeeper’s quarters.
Weddings and small corporate meetings are a potential market that we have not tapped with seating for twenty-four, The Overlook Inn’s lobby and Council Room are ideal locations for small intimate weddings and the large patio has the potential for larger tented events.
