Cabin Rental Policies

RESERVATION POLICY - All reservations must be guaranteed with a valid credit card (Visa, MC, Discover, and American Express accepted). Guest authorizes Wilderness View Cabins and The Overlook Inn to charge credit card given via phone or online reservation the rental amount agreed upon including cleaning fee, additional guest fees, add-on packages and services, and 12% lodging tax. Guest acknowledges and understands that a $250 deposit will be charged, to guarantee cabin or Inn reservation, at time of booking and the balance will be charged two (2) weeks prior to arrival. No reservations will be held on declined credit cards and guest making reservation must be at least 25 years old.

Cabin Rental rates are based on up to four (4) guests (one to two bedrooms). Additional guests are permitted in three to four bedroom cabins providing the number of guests do not exceed the maximum occupancy designated for the cabin. Guest agrees to provide Wilderness View Cabins with a guest list prior to check-in and acknowledges Wilderness View Cabins will add $15 to the nightly rate for each additional guest and/or visitor over the age of 6. If you fail to notify us of additional guests at check-in or if you exceed the maximum occupancy of your cabin, you will be charged a minimum of $250 and may be asked to leave the property and no refunds will be issued.

RESERVATION CANCELLATION AND RESCHEDULING POLICY - All cancellation, rescheduling and change requests must be in writing and received by Wilderness View Cabins and/or The Overlook Inn Twenty-one (21) days in advance of check-in date to receive refund minus $50 cancellation fee. No refunds or rebates will be made for reservations cancelled, rescheduled or changed less than 21 days prior to check-in. No refunds or rebates will be offered for reservations made less than 21 days prior to check-in. Wilderness View Cabins and The Overlook Inn take your cabin and/or room off the market once you book it and do not double book reservations therefore we are not responsible for Guests not able to arrive or guests having to depart early for any reason. No refunds or rebates will be made so Trip Insurance is advisable.

REFUNDS - Wilderness View Cabins and The Overlook Inn provide an emergency number for any life-threatening maintenance issue that arises. Guest should call 911 for any personal emergency. Guests should notify our office, during business, of any non-life threatening maintenance problems and we will try to the best of our ability to resolve the problem quickly and with minimal inconvenience to guests. Our accommodations are located in the mountains so guests may encounter deer, bear, raccoon, mice, insects, bees, wasps, snakes, ticks, ants, etc. Doors to cabins/rooms should not be left open and food should be stored in plastic containers and not be left out uncovered. No refund, rebates, or compensation will be given if something in your cabin is not working to your satisfaction, for critters, and for Acts of God, Inclement Weather, Road Maintenance, Power Shortages or Water Shortages so Trip Insurance is advisable.

CHECK-IN and CHECK-OUT - Check-in is any time after 3:00pm and check-out is 11:00am. No Check-in or Check-out is allowed on Thanksgiving Day, Christmas Day, or New Year’s Day so that we may give our staff off for these holidays. Before check-out, guest agrees to place all dirty dishes in the dishwasher and start it, turn off all lights and coffee pot before departure. Please place trash in the dumpsters or leave in cabin for removal and return cabin key and any movie rentals to the office. Guests will be charged a minimum of $100 fee for any unreturned keys to cover re-keying locks and distributing new keys to office, owners, maintenance and housekeeping personnel. Guests will be charged $30 for any unreturned movies.

GUEST CONDUCT AND AMENITIES - Each of our cabins is located on at least 5 acres but sound carries across the distance. Wilderness View Cabins cannot allow weddings, wedding receptions, parties, and/or family reunions to be held in cabins. Guests may not engage in any activity that may disturb other guests including but not limited to: loud music, obnoxious behavior, parties, riding ATVs or OTVs on property, use of firearms, fireworks, BB guns, etc. Guests found engaging in these activities, illegal activities, or activities disturbing other guests may be asked to leave the property with no refund or rebate issued.

Smoking is not allowed in any cabin or Inn room. However, guests may smoke on available porches as long as any cigarette butts are snubbed out and tossed in the trash. Guest acknowledges that Wilderness View Cabins may charge a minimum of $250 for odor elimination if cigarette smoke is evident in any cabin/room.

Candles are a great part of the romantic experience however candle wax found on cabin furnishings, floors, mantles, etc. upon departure will result in guest being charged a minimum of $100 for extra cleaning.

Please do not add any oils, lotions, or other unapproved materials to indoor or outdoor Jacuzzis or hot tubs or guest will be subject to a minimum of $100 for extra cleaning.

All Cabin Grills are propane fueled and should be turned off after usage. The use of charcoal or wood is prohibited and will cause damage to the grill. Guest acknowledges and agrees to pay a minimum of $150 to repair or replace any gas grill damaged under these circumstances.

Because our property is surrounded by the National Forest and Wildlife Management Area, outside fires are prohibited unless in authorized fire pit. Do not leave fireplaces or any authorized fire pits unattended or smoldering.

Guest should contact office upon arrival if any damages or defects are noticed. Guest authorizes Wilderness View Cabins and The Overlook Inn to charge their credit card for any damages, repairs, or extra cleaning sustained during their stay. We recommend that our guests consider adding the optional Damage Waiver, upon booking, to cover unintentional damages to the cabin or room.

FIREWOOD is available in the office at a discounted rate for our guests.

Cabin Rental Pet Policies

When making a reservation Make sure you mention your pet at the time of reservation so that a pet friendly unit is chosen for your stay.

Separation Anxiety - You know your dog best. If you think he might have anxieties without you in a strange place, don't leave him alone to bark, destroy somebody else's property, chew or urinate. Bring a kennel just in case. If you have to leave him alone for a bit, at least you will have a safe place to put him.

Please pick up after your dog, don’t leave any surprises for the nest guests. We provide bags for easy cleaning at Wilderness View Cabins for your convenience.

Use your dog leash until you know that it's safe for your dog to play off-leash. There are many nice hiking trails that you may take your dog off the leash if you are sure that he will stay close to you. Remember that if he gets lost he won't find his way home and there is wildlife around that may distract him and cause him to lose track of you. So keep a close eye on your dog.

Don't leave your dog in the car. Even worse than the cold in the winter is the heat in the summer. Temperatures become unbearable when the sun pounds onto the metal roof of your vehicle and a cracked window will not be enough. In addition, dogs have hurt and killed themselves trying to escape the heat through a small crack in the window! You wouldn't leave your child in the car - don't leave your dog. Instead - bring a kennel or crate if you leave your dog behind for a few hours in the rental home. That way you will be able to enjoy yourself knowing that your dog is in a safe place.

Remember to bring the vaccination record. If you should have an emergency, it will help you greatly if need to contact the local vet. Bring your dog food from home. It is easier on your dog if you don't suddenly switch to a new brand. Remember that the altitude can also affect your dog a little bit. Don't forget to bring his bowl, leash and favorite toy.

Wilderness View Cabins is a great place for dogs! Dogs have access to the pond to swim and it is conveniently close to many hiking trails.
